Why Ground Rent Auctions?

England and Wales have a historic land ownership system with Freehold and Leasehold titles.

A Freehold Title of a property or land means the ownership of  property and the land it stands on, for an unlimited period.    As a leaseholder you own the property BUT NOT the land on which it is built – that is owned by the freeholder, this is often a third party; this investment is called a freehold Ground Rent.  In simple terms, the freeholder receives a ground rent from the leaseholder who has buildings on that land.

Many of the UK’s wealthiest families have huge freehold Ground Rent investment portfolios, such as the Duke of Westminster, many Public Property companies also have large Ground Rent holdings, but equally many Freehold Ground Rents are owned by individuals and often they have been inherited.
